| Description: | The Practice: This practice is located in a modern, recently built, ground floor dental office, with 4 well equipped treatment rooms, and 2,880 square feet of office space. The equipment is very new and of high quality, which will ensure that it will last a very long time. Most of the staff are long term employees, very experienced, and are happy with their jobs. There are over 1,500 patients, and there is an excellent recall system in place. The office is open 5 days a week, but the doctor and hygienist only work 3 of those days. The doctor takes at least 7 weeks’ vacation per year, yet the practice grosses well over $800k per year. The overhead is significantly lower than a typical general practice, yet the profitability is well above the average general practice. There are only 4 other general dentistry practices in this city. There is a large surrounding area from which to draw patients from. The Economics: At the current production, a new buyer can expect to take home a pre-tax salary of $347,000, AFTER all debt and operating expenses are paid. This, while working 3 days (24 hours) per week and taking 7 weeks’ vacation per year. This is no typo error. The Area: This city is centrally located on the southern border of Michigan’s Upper Peninsula, and is literally on the other side of the Menominee River, from Wisconsin. It is only an hour and a half drive from Green Bay. It is one of the area’s youngest communities. The city continues to thrive, offering a family and business friendly community with superb schools, diverse industries, a business progressive climate for economic growth—all in an area that offers a wide array of recreational opportunities with a friendly and safe neighborhood atmosphere. Recreation: The Pine Mountain Golf and Ski Area attracts visitors from all over. During the winter, the ski area features over 25 downhill runs, numerous lifts and tows, and a ski school. The Pine Mountain Ski Jump hosts an international ski jumping competition each year. Golf Digest rated the TimberStone Golf Course at Pine Mountain as a five-star course, and Golf Week named it as one of the top resort courses in the United States. Several miles away, the rocky Piers Gorge section of the Menominee River is famous for its fast-moving current and class IV-V rapids. Adventurous water rafters like to ride the rapids, while others enjoy seeing the magnificent scenery from shore using the hiking trail next to Piers Gorge. There are miles of bike routes around the area. Most bike routes have a paved shoulder or bike lane, but there are dirt trails as well. Cyclists can ride to Lake Antoine Park and Fumee Lake Natural Reserve. There are a number of area trails, for both hikers and bikers, and during the winter, these trails are used by snowmobilers and cross-country skiers. There are many area parks, which offer a variety of activities, including tennis, ice skating/hockey, picnicking, soccer, baseball/softball, canoeing, kayaking, swimming, boating, camping, volleyball, fishing, waterskiing, four-wheeling, and cross-country skiing.
